A team-prepared estimate, no instant guess

Online value tools work off public data and a national model. That's fine for a rough sense, but it misses the things that actually move price on the Central Coast — bay view versus block view, fog line, original lot frontage, the renovation a neighbor across the street just closed at.

When you submit the form, one of our team reviews your property against active and recently-closed comps in your specific pocket and replies soon, with a range, the comps behind it, and what we'd recommend if you were listing this quarter.

Is the valuation free?
Yes. There's no charge for a team-prepared estimate, and no obligation to list with us after. We'd rather you have a real number — even if it tells you not to move yet — than no number at all.
How is this different from a Zillow Zestimate?
A Zestimate runs a national model against public data. It can be hundreds of thousands of dollars off on the Central Coast because the model doesn't know which side of the fog line you're on or that the lot next to you backs to the estuary. A team-prepared estimate uses local comps and ground knowledge.
How long does it take?
Soon, in most cases. If we need additional information (recent renovation receipts, photos, or lot details) we'll ask before we send a number.
What if I'm not ready to sell?
That's the most common case. Most of the valuations we run are for owners who are a year or two out from a move and want a real baseline.
Will someone from the team actually visit the property?
Sometimes. We can often start from comps, photos, and what you share in the form, but if it's easier or you'd simply rather walk it together, we're glad to come out in person. A visit usually gives a tighter range and a recommended strategy, and it's the natural next step if you're seriously considering listing.
Who sees my information?
Only the three of us in this office. Bear Valley Realty does not sell, share, or syndicate valuation requests to other agents or third-party services.
